Relocating to Pompano Beach, FL -pros and cons?

I'm a 45-year-old social worker and Household incomes average around $63,832 in Pompano Beach. Poverty rate is 11.5%, which is around average. The city has invested a lot in new development. There's a growing tech scene which is exciting. What would you do?

Bought a house here in 2020 and there are trade-offs but the good outweighs the bad. Property values have gone about the same since then.
