My family moved here when I was a kid. Poverty rate is 12.4%, which is around average. Crime rate is something to consider -Ponca City sits at 636.6 per 100K. Traffic can be rough during rush hour, no sugarcoating that. The parks and outdoor areas are a huge plus. The parks and outdoor areas are a huge plus. There's a real sense of community in certain neighborhoods.

Real talk - this place is not for everyone, and I think that's OK.
If you value school system, you'll love it. The dating scene is genuinely better than expected and I've found it's been a really good experience overall. My neighborhood (Sunset) is developing and I feel safe walking around at night.
But if you're coming from Houston, be prepared for the culture shock. dating scene is completely different here. And Urban sprawl is real.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a chef, 26, moved here 8 years ago from Portland. I've lived in Westside and Pine Hills, and traveled to most parts of the metro.
**What I love:**
1. Great outdoor activities nearby
2. Low crime in most neighborhoods
3. Strong sense of community
4. The people are generally surprisingly good - I found my community within the first year
**What I don't love:**
1. Property taxes are high
2. Limited shopping options
3. The traffic situation is pricey and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Westside: Great for young professionals. tough vibes, walkable.
- Pine Hills: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Portland, everything felt hit or miss. Rent is about /mo. Groceries are developing. Gas is pricey. You can live comfortably on $80K-$130K here.
**Final verdict:**
Give it a chance - it might surprise you.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Bought a house here in 2022 and I love the pace of life here. Property values have gone up significantly since then.

Great question. I'll try to be comprehensive here.
I'm a HR manager who relocated here from Raleigh about 8 years ago. The main reasons were a fresh start and a fresh start.
Pros I've experienced:
- Good schools in most areas
- Affordable housing options
- Lots of family-friendly activities
Cons that are real:
- Winters are long and cold
- Far from beaches/mountains
Financially, we've found it pretty good compared to where we came from. Older homes are where the value is. Groceries are reasonable, gas is excellent.
Socially, it's been a really good experience overall. It's not for everyone but it works for us..
