Hi all, We have two kids and The median home value here is around $127,500, which is actually reasonable. With a population of 24,377, Ponca City is a small town. Rent is about $827/month for a decent place. Honestly, I think it's a great place if you know where to look. Traffic can be rough during rush hour, no sugarcoating that. Let me know your thoughts. People here are genuinely friendly, not just surface-level. Night life is decent if you know the right spots. Downtown has improved a lot in recent years. The school system varies a lot by neighborhood. There's a real sense of community in certain neighborhoods. Public transit needs a lot of work honestly. It's not perfect, but the community is solid. As someone who grew up here, I wouldn't want to live anywhere else right now. A lot has changed in the past few years though. traffic used to be much developing but now it's better than expected.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's exactly what I was looking for. Definitely worth checking out..

From a safety perspective, it really depends on the area. Some neighborhoods are average, others not so much. Do your research on specific streets.
