Best areas to explore in Pontiac?

Alright, I'm single, late 30s, and Homes are going for about $110,600 on average. It's not perfect, but the community is solid. Should I be concerned? Property taxes are high but you get good services. Traffic can be rough during rush hour, no sugarcoating that. Downtown has improved a lot in recent years. The weather takes some getting used to. The city has invested a lot in new development. It's a very car-dependent city, for better or worse.

I'm a marketing manager and I've found I'm still on the fence after all this time. The community is better than expected and there's always something going on.
