Rent vs buy in Port St. Lucie — what makes sense?

Longtime lurker here, It's a a mid-size city city with about 220K people. Rent is about $1,781/month for a decent place. Poverty rate is 5.6%, which is pretty low. Cost of living is definitely rising, but still manageable. The school system varies a lot by neighborhood. Honestly, I think it's a great place if you know where to look.

Pros:
- Good job market
- Nice parks and trails
- Diverse community
- Active local events

Cons:
- Sprawl everywhere
- Lack of diversity
- Few job opportunities in some fields
- Mosquitoes and humidity
- Homelessness issues downtown
There's a real sense of community in certain neighborhoods. The weather takes some getting used to. It's a very car-dependent city, for better or worse. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Eastside for 14 years. Moved from Phoenix for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is improving. We bought in 2016 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
hospitality is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.

**Quality of Life:**
it's improved dramatically in recent years. The outdoor scene is solid - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Eastside schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited high-paying job options. Limited shopping options. And outdoor recreation can be frustrating.

**Bottom line:**
