Prairie Grove housing prices -when will it stop?

Hello, The median home value here is around $439,100, which is pretty steep. It's a a small town city with about 1,992 people. Household incomes average around $138,229 in Prairie Grove. Average temperature is around 49--F, so expect cold winters. The parks and outdoor areas are a huge plus. There's a real sense of community in certain neighborhoods. It's changing fast -some good, some not so much. The food scene here is surprisingly good. The weather takes some getting used to. The weather takes some getting used to. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in East for 10 years. Moved from Charlotte for family. Here's my honest, detailed take:

**Housing:**
The market right now is pretty good. We bought in 2015 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Lots of new construction which should help.

**Employment:**
engineering is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.

**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is tough - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. East schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Bugs and humidity in summer. And healthcare can be frustrating.

**Bottom line:**

Great question. I'll try to be comprehensive here.

I'm a writer who relocated here from Atlanta about 14 years ago. The main reasons were school and weather.

Pros I've experienced:
- Nice parks and green spaces
- Good airport with direct flights
- Strong sense of community

Cons that are real:
- Chain restaurants dominate
- Homeless population growing downtown

Financially, we've found it underrated compared to where we came from. Older homes are where the value is. Groceries are stable, gas is challenging.
