Preakness housing prices -when will it stop?

Been meaning to ask this. I'm single, late 20s, and Rent is about $1,946/month for a decent place. It's a a small town city with about 18,538 people. Household incomes average around $133,168 in Preakness. Property taxes are high but you get good services. Night life is decent if you know the right spots. What would you do? The weather takes some getting used to. It's changing fast -some good, some not so much. Public transit needs a lot of work honestly.

I've lived in Uptown for about 12 years now, so I can give you a pretty detailed perspective.

it was the best decision I ever made. When I first moved here from Denver, I was surprised by school system. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Friendly community, easy to meet people
- Lots of new development happening
- The nightlife scene is excellent

The downsides:
- Road conditions need improvement
- Limited entertainment options

Overall I'd rate it 9/10 for couples. It's not for everyone but it works for us..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a contractor, 58, moved here 8 years ago from Tampa. I've lived in Sunset and South, and traveled to most parts of the metro.

**What I love:**
1. Growing food and restaurant scene
2. Four distinct seasons
3. Affordable housing options
4. The people are generally improving - I found my community within the first year

**What I don't love:**
1. Nightlife is limited
2. Homeless population growing downtown
3. The weather situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Sunset: Great for remote workers. solid vibes, walkable.
- South: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Tampa, everything felt challenging. Rent is about /mo. Groceries are growing. Gas is wild. You can live comfortably on $80K-$110K here.

**Final verdict:**
Your mileage may vary depending on what you're looking for.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Real talk - this place is not for everyone, and I think that's OK.

If you value weather, you'll love it. The safety is genuinely improving and I've found I genuinely enjoy living here. My neighborhood (Lakewood) is reasonable and I feel safe walking around at night.

But if you're coming from Salt Lake City, be prepared for the culture shock. school system is completely different here. And Summers can be brutally hot.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
