Been meaning to ask this. My partner and I are Average temperature is around 47--F, so expect cold winters. Homes are going for about $280,500 on average. Poverty rate is 10.7%, which is around average. It's a a small town city with about 5,800 people. Night life is decent if you know the right spots. The school system varies a lot by neighborhood. I'd say it's better for families than young singles. Let me know your thoughts. Looking forward to hearing from you all. The city has invested a lot in new development. Property taxes are high but you get good services. The parks and outdoor areas are a huge plus. Downtown has improved a lot in recent years. The parks and outdoor areas are a huge plus. It's changing fast -some good, some not so much. There's a growing tech scene which is exciting. Night life is decent if you know the right spots. The food scene here is surprisingly good. Traffic can be rough during rush hour, no sugarcoating that. The school system varies a lot by neighborhood. Downtown has improved a lot in recent years. It's not perfect, but the community is solid. The suburbs are where most families end up.

Gonna give a different perspective here since most replies seem excellent.
I've been here 8 years and I have mixed feelings honestly. The thing nobody mentions is job market. It's competitive and it affects daily life more than you'd think.
That said, the housing market is legit. And if you're into mountain biking, this place is decent.
Neighborhood matters A LOT here. The Highland side vs the Pine Hills side are basically different cities. Make sure you visit both before deciding.
No regrets on my end..

Bought a house here in 2015 and it was the best decision I ever made. Property values have gone up significantly since then.

Public transit is underrated here. You'll probably need a car for most things. I have mixed feelings honestly.

Used to live on the The Heights side, now on the Maple Ridge side. Completely different vibe. it's not perfect but it works for me.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Greenfield for 4 years. Moved from San Francisco for retirement. Here's my honest, detailed take:
**Housing:**
The market right now is underrated. We bought in 2021 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 4-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
real estate is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.
**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is improving - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Greenfield schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Homeless population growing downtown. Limited entertainment options. And community vibe can be frustrating.
**Bottom line:**
For singles, I'd say this is a 6/10. Give it a chance - it might surprise you.. Feel free to ask specific questions - happy to help.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a project manager, 57, moved here 13 years ago from Raleigh. I've lived in Westside and Sunset, and traveled to most parts of the metro.
**What I love:**
1. Decent public transit for the size
2. Close to major attractions
3. Affordable housing options
4. The people are generally hit or miss - I found my community within the first year
**What I don't love:**
1. Limited public transit options
2. Road conditions need improvement
3. The cost of living situation is pricey and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Westside: Great for couples. solid vibes, walkable.
- Sunset: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Raleigh, everything felt challenging. Rent is about /mo. Groceries are established. Gas is affordable. You can live comfortably on $50K-$100K here.
**Final verdict:**
Hope this helps!. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
