Is it worth buying in Purcellville?

Been meaning to ask this. I'm single, late 20s, and Homes are going for about $594,000 on average. Poverty rate is 1.3%, which is pretty low. There's a real sense of community in certain neighborhoods. The suburbs are where most families end up. Am I overthinking this? It's not perfect, but the community is solid. The food scene here is surprisingly good.

I'm a real estate agent who relocated here from Atlanta about 3 years ago. The main reasons were work and weather.

Pros I've experienced:
- Cost of living is very reasonable
- Good healthcare facilities
- Affordable housing options

Cons that are real:
- Limited high-paying job options
- Limited entertainment options

Financially, we've found it decent compared to where we came from. If you look outside the main areas you can find deals. Groceries are affordable, gas is average.

Socially, I wouldn't want to live anywhere else right now. Hope this helps!.

OK so I've been meaning to write this for a while. I moved here 15 years ago from San Francisco and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 4-bed in Sunset. It's hit or miss for what you get.

Jobs: The market is wild right now, especially in consulting. If you're in retail you might struggle.

People: Generally excellent. It took about 17 months to build a solid friend group.

Food: underrated. Tons of options if you like Thai.

It's not for everyone but it works for us..

it's not perfect but it works for me. When I first moved here from Dallas, I was surprised by nightlife. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Friendly community, easy to meet people
- Good internet infrastructure
- The community vibe scene is better than expected

The downsides:
- Can feel isolated
- Dating scene is rough

Overall I'd rate it 8/10 for young professionals. Your mileage may vary depending on what you're looking for..

I've been in Downtown for 7 years. Moved from San Francisco for quality of life. Here's my honest, detailed take:

**Housing:**
The market right now is tough. We bought in 2024 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
education is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is average - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Downtown schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Chain restaurants dominate. Homeless population growing downtown. And safety can be frustrating.

**Bottom line:**

Pros I've experienced:
- Strong job market in several industries
- Active local events and festivals
- Affordable housing options

Cons that are real:
- Homeless population growing downtown
- Bugs and humidity in summer

Financially, we've found it excellent compared to where we came from. If you look outside the main areas you can find deals. Groceries are wild, gas is surprisingly good.

Socially, I genuinely enjoy living here. Would recommend to anyone considering it..

Gonna give a different perspective here since most replies seem hit or miss.

I've been here 12 years and it's not perfect but it works for me. The thing nobody mentions is school system. It's developing and it affects daily life more than you'd think.

That said, the nightlife is legit. And if you're into skiing, this place is underrated.

Neighborhood matters A LOT here. The Oak Park side vs the Meadowbrook side are basically different cities. Make sure you visit both before deciding.

Definitely worth checking out..
