I've been in Pine Hills for 3 years. Moved from Houston for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is improving. We bought in 2020 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
education is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
it exceeded my expectations. The outdoor scene is average - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Property taxes are high. And nightlife can be frustrating.
**Bottom line:**

Depends on what you're looking for honestly. If you want dating scene, then yeah this place is great. But if walkability matters to you, might want to look elsewhere.

Came here for quality of life and stayed because I wouldn't want to live anywhere else right now. The food scene is honestly underrated and I don't see that changing anytime soon.
