Been living here since 2008. The unemployment rate is 0.3%, which is pretty low. The median home value here is around $264,600, which seems about average. Crime rate is something to consider -Rainbow Springs sits at 510.8 per 100K. Rent is about $1,118/month for a decent place. The school system varies a lot by neighborhood. It's a very car-dependent city, for better or worse. Downtown has improved a lot in recent years. Anyone in a similar situation? There's a real sense of community in certain neighborhoods. The weather takes some getting used to. People here are genuinely friendly, not just surface-level. The weather takes some getting used to. Property taxes are high but you get good services. Gonna give a different perspective here since most replies seem challenging.
I've been here 5 years and the quality of life is solid. The thing nobody mentions is cost of living. It's wild and it affects daily life more than you'd think.
That said, the traffic is legit. And if you're into hiking, this place is better than expected.
Neighborhood matters A LOT here. The Downtown side vs the Fairview side are basically different cities. Make sure you visit both before deciding.

I work in education here and I have mixed feelings honestly. The job market for my field is pretty good. Your mileage may vary depending on what you're looking for..

Public transit is tough here. You'll probably need a car for most things. I'm still on the fence after all this time.

Great question. I'll try to be comprehensive here.
I'm a physical therapist who relocated here from Nashville about 14 years ago. The main reasons were a fresh start and school.
Pros I've experienced:
- Cost of living is very reasonable
- Nice parks and green spaces
- Good internet infrastructure
Cons that are real:
- Dating scene is rough
- Bugs and humidity in summer
Financially, we've found it average compared to where we came from. Lots of new construction which should help. Groceries are reasonable, gas is pretty good.
Socially, it's not perfect but it works for me. Feel free to reach out with questions..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a chef, 30, moved here 15 years ago from Miami. I've lived in Highland and Meadowbrook, and traveled to most parts of the metro.
**What I love:**
1. Strong job market in several industries
2. Close to major attractions
3. Strong sense of community
4. The people are generally better than expected - I found my community within the first year
**What I don't love:**
1. Rising rent and home prices
2. Not very walkable outside downtown
3. The nightlife situation is pricey and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Highland: Great for retirees. excellent vibes, walkable.
- Meadowbrook: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Miami, everything felt excellent. Rent is about /mo. Groceries are stable. Gas is affordable. You can live comfortably on $100K-$80K here.
**Final verdict:**
Hope this helps!. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 3 years. Moved from Minneapolis for a job opportunity. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2018 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
manufacturing is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.
**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is decent - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Road conditions need improvement. Dating scene is rough. And traffic can be frustrating.
**Bottom line:**
For retirees, I'd say this is a 6/10. Good luck with whatever you decide.. Feel free to ask specific questions - happy to help.
