Hello, I grew up here but left for a while. Crime rate is something to consider -Rancho Mission Viejo sits at 105.5 per 100K. With a population of 11,355, Rancho Mission Viejo is a small town. There's a growing tech scene which is exciting. It's changing fast -some good, some not so much. Am I overthinking this?

I'm a data analyst who relocated here from Miami about 12 years ago. The main reasons were family and my partner's job.
Pros I've experienced:
- Lots of new development happening
- Active local events and festivals
- Good airport with direct flights
Cons that are real:
- Limited public transit options
- Limited shopping options
Financially, we've found it improving compared to where we came from. Older homes are where the value is. Groceries are manageable, gas is decent.
Socially, I genuinely enjoy living here. Give it a chance - it might surprise you..

I've been in Old Town for 11 years. Moved from Nashville for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is hit or miss. We bought in 2018 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Older homes are where the value is.
**Employment:**
consulting is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
it was the best decision I ever made. The outdoor scene is underrated - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Old Town schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Chain restaurants dominate. Road conditions need improvement. And cultural scene can be frustrating.
**Bottom line:**

Gonna give a different perspective here since most replies seem improving.
I've been here 12 years and I genuinely enjoy living here. The thing nobody mentions is public transit. It's affordable and it affects daily life more than you'd think.
That said, the nightlife is legit. And if you're into kayaking, this place is improving.
Neighborhood matters A LOT here. The Cedar Grove side vs the West side are basically different cities. Make sure you visit both before deciding.
Would recommend to anyone considering it..

Real talk - this place is not for everyone, and I think that's OK.
If you value weather, you'll love it. The pet-friendliness is genuinely surprisingly good and I've found I'm still on the fence after all this time. My neighborhood (Meadowbrook) is developing and I feel safe walking around at night.
But if you're coming from Houston, be prepared for the culture shock. cultural scene is completely different here. And Nightlife is limited.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
