Biggest downsides of living in Rancho Santa Margarita?
Hey everyone, I'm a college student here and Poverty rate is 4.7%, which is pretty low. Public transit needs a lot of work honestly. There's a real sense of community in certain neighborhoods.

My experience has been mostly positive. it exceeded my expectations. The only thing I'd watch out for is community vibe. Other than that, Definitely worth checking out..

Gonna give a different perspective here since most replies seem surprisingly good.
I've been here 10 years and I have mixed feelings honestly. The thing nobody mentions is outdoor recreation. It's manageable and it affects daily life more than you'd think.
That said, the cultural scene is legit. And if you're into golfing, this place is decent.
Neighborhood matters A LOT here. The Sunset side vs the Downtown side are basically different cities. Make sure you visit both before deciding.
Happy to answer more specific questions..

Great question. I'll try to be comprehensive here.
I'm a nurse who relocated here from LA about 8 years ago. The main reasons were retirement and a job opportunity.
Pros I've experienced:
- Low crime in most neighborhoods
- Strong job market in several industries
- Active local events and festivals
Cons that are real:
- Limited public transit options
- Limited high-paying job options
Financially, we've found it solid compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are pricey, gas is underrated.
Socially, it exceeded my expectations. It's not for everyone but it works for us..

I'd say the biggest thing people don't talk about is nightlife. it exceeded my expectations. Worth doing your research before committing.

Public transit is excellent here. You'll probably need a car for most things. I'm still on the fence after all this time.

Came here for weather and stayed because it's exactly what I was looking for. The community vibe is honestly hit or miss and I don't see that changing anytime soon.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Downtown for 14 years. Moved from New York for school. Here's my honest, detailed take:
**Housing:**
The market right now is average. We bought in 2019 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Buying is tough right now, renting is more reasonable.
**Employment:**
tech is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
it exceeded my expectations. The outdoor scene is underrated - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Downtown schools are hit or miss. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Can feel isolated. And nightlife can be frustrating.
**Bottom line:**
For families, I'd say this is a 6/10. Good luck with whatever you decide.. Feel free to ask specific questions - happy to help.
