Rancho Santa Margarita housing prices -when will it stop?
Alright, We're a young couple and It's a a smaller city city with about 47,257 people. Homes are going for about $907,900 on average. There's a real sense of community in certain neighborhoods. Public transit needs a lot of work honestly. Traffic can be rough during rush hour, no sugarcoating that. What neighborhoods would you suggest? The weather takes some getting used to. Gonna give a different perspective here since most replies seem pretty good.
I've been here 5 years and there are trade-offs but the good outweighs the bad. The thing nobody mentions is healthcare. It's growing and it affects daily life more than you'd think.
That said, the cultural scene is legit. And if you're into surfing, this place is challenging.
Neighborhood matters A LOT here. The The Heights side vs the Old Town side are basically different cities. Make sure you visit both before deciding.

I've lived in Pine Hills for about 2 years now, so I can give you a pretty detailed perspective.
I have mixed feelings honestly. When I first moved here from Charlotte, I was surprised by community vibe. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Good healthcare facilities
- Good airport with direct flights
- The traffic scene is decent
The downsides:
- Winters are long and cold
- Limited entertainment options
Overall I'd rate it 6/10 for remote workers. Hope this helps!.
