Alright, My partner and I are The median home value here is around $129,400, which is actually reasonable. You can expect to pay around $885 for rent here. The unemployment rate is 4.2%, which is about average. The parks and outdoor areas are a huge plus. The suburbs are where most families end up. Thanks in advance! The school system varies a lot by neighborhood. The food scene here is surprisingly good. Downtown has improved a lot in recent years. The parks and outdoor areas are a huge plus. The school system varies a lot by neighborhood. Traffic can be rough during rush hour, no sugarcoating that. It's not perfect, but the community is solid. People here are genuinely friendly, not just surface-level.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a marketing manager, 44, moved here 13 years ago from Dallas. I've lived in North and Maple Ridge, and traveled to most parts of the metro.
**What I love:**
1. Friendly community, easy to meet people
2. Four distinct seasons
3. Diverse dining options
4. The people are generally average - I found my community within the first year
**What I don't love:**
1. Traffic during rush hour is rough
2. Bugs and humidity in summer
3. The cost of living situation is stable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- North: Great for young professionals. challenging vibes, walkable.
- Maple Ridge: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Dallas, everything felt underrated. Rent is about /mo. Groceries are competitive. Gas is established. You can live comfortably on $70K-$70K here.
**Final verdict:**
Feel free to reach out with questions.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

I work in healthcare here and it's been a really good experience overall. The job market for my field is solid. It's not for everyone but it works for us..
