Best and worst neighborhoods in Redland

First post here. The unemployment rate is 1.5%, which is pretty low. Crime rate is something to consider -Redland sits at 303.7 per 100K. Honestly, I think it's a great place if you know where to look. Cost of living is definitely rising, but still manageable. Am I overthinking this?
