Planning a move to Richardson -neighborhoods?

Hey folks, I'm a remote worker and Household incomes average around $96,257 in Richardson. Crime rate is something to consider -Richardson sits at 143.7 per 100K. Poverty rate is 5.5%, which is pretty low. Homes are going for about $405,600 on average. The city has invested a lot in new development. Public transit needs a lot of work honestly. Anyone in a similar situation? Honestly, I think it's a great place if you know where to look. It's changing fast -some good, some not so much. Night life is decent if you know the right spots. The city has invested a lot in new development. The parks and outdoor areas are a huge plus. Property taxes are high but you get good services. Cost of living is definitely rising, but still manageable. The food scene here is surprisingly good. There's a real sense of community in certain neighborhoods. Public transit needs a lot of work honestly.

The food scene here is underrated. Tons of great farm-to-table places. I'm still on the fence after all this time.

Weather-wise, the summers are hit or miss and winters are developing. You get used to it after the first year.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 33, moved here 7 years ago from San Francisco. I've lived in West and Midtown, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Great outdoor activities nearby
3. Strong sense of community
4. The people are generally tough - I found my community within the first year

**What I don't love:**
1. Road conditions need improvement
2. Bugs and humidity in summer
3. The school system situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- West: Great for singles. pretty good vibes, walkable.
- Midtown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from San Francisco, everything felt improving. Rent is about /mo. Groceries are pricey. Gas is stable. You can live comfortably on $70K-$120K here.

**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Used to live on the Sunset side, now on the Fairview side. Completely different vibe. the quality of life is solid.
