Commute times in Richland Hills -how bad?

Been meaning to ask this. We have two kids and It's a a small town city with about 8,473 people. The median home value here is around $232,800, which is actually reasonable. People here are genuinely friendly, not just surface-level. There's a real sense of community in certain neighborhoods. The parks and outdoor areas are a huge plus. Am I wrong here? Thanks! OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 35, moved here 15 years ago from Salt Lake City. I've lived in South and Pine Hills, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Good schools in most areas
3. Good internet infrastructure
4. The people are generally average - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Chain restaurants dominate
3. The traffic situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- South: Great for young professionals. pretty good vibes, walkable.
- Pine Hills: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Salt Lake City, everything felt underrated. Rent is about /mo. Groceries are manageable. Gas is affordable. You can live comfortably on $50K-$150K here.

**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Gonna give a different perspective here since most replies seem challenging.

I've been here 14 years and it's not perfect but it works for me. The thing nobody mentions is walkability. It's stable and it affects daily life more than you'd think.

That said, the school system is legit. And if you're into hiking, this place is better than expected.

Neighborhood matters A LOT here. The Meadowbrook side vs the Springfield side are basically different cities. Make sure you visit both before deciding.

No regrets on my end..

As someone who grew up here, I love the pace of life here. A lot has changed in the past few years though. job market used to be much wild but now it's underrated.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Meadowbrook for 10 years. Moved from Chicago for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is hit or miss. We bought in 2020 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
government is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is solid - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Meadowbrook schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Property taxes are high. Limited shopping options. And nightlife can be frustrating.

**Bottom line:**
