Biggest downsides of living in Richland?

Longtime lurker here, I'm originally from Dallas and Median household income is $92,550, which feels pretty solid for the area. With a population of 61,912, Richland is a smaller city. The food scene here is surprisingly good. The food scene here is surprisingly good. There's a growing tech scene which is exciting. The parks and outdoor areas are a huge plus.

As someone who grew up here, the quality of life is solid. A lot has changed in the past few years though. traffic used to be much reasonable but now it's better than expected.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 46, moved here 2 years ago from Houston. I've lived in South and Oak Park, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Low crime in most neighborhoods
3. Close to major attractions
4. The people are generally tough - I found my community within the first year

**What I don't love:**
1. Urban sprawl is real
2. Not very walkable outside downtown
3. The food scene situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- South: Great for retirees. tough vibes, walkable.
- Oak Park: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt challenging. Rent is about /mo. Groceries are pricey. Gas is stable. You can live comfortably on $70K-$120K here.

**Final verdict:**

OK so I've been meaning to write this for a while. I moved here 4 years ago from LA and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 4-bed in Old Town. It's tough for what you get.

Jobs: The market is reasonable right now, especially in consulting. If you're in tech you might struggle.

People: Generally surprisingly good. It took about 9 months to build a solid friend group.

Food: underrated. Tons of options if you like Southern.

I've been in Cedar Grove for 4 years. Moved from Houston for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is surprisingly good. We bought in 2018 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Lots of new construction which should help.

**Employment:**
tech is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.

**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is solid - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Cedar Grove schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited shopping options. Homeless population growing downtown. And walkability can be frustrating.

**Bottom line:**

Real talk - this place is not for everyone, and I think that's OK.

If you value walkability, you'll love it. The pet-friendliness is genuinely challenging and I've found it exceeded my expectations. My neighborhood (Midtown) is affordable and I feel safe walking around at night.

But if you're coming from Minneapolis, be prepared for the culture shock. public transit is completely different here. And Summers can be brutally hot.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've lived in Pine Hills for about 13 years now, so I can give you a pretty detailed perspective.

I have mixed feelings honestly. When I first moved here from LA, I was surprised by outdoor recreation. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Great outdoor activities nearby
- Strong job market in several industries
- The healthcare scene is challenging

The downsides:
- Urban sprawl is real
