Is Richland still affordable?

Curious what people think. The median home value here is around $401,800, which is pretty steep. There's a real sense of community in certain neighborhoods. Downtown has improved a lot in recent years. The suburbs are where most families end up. The weather takes some getting used to. Traffic can be rough during rush hour, no sugarcoating that. It's not perfect, but the community is solid.

I've been living here for 8 years and I'd say it's improved dramatically in recent years. The weather is decent compared to other places I've lived. Overall It's not for everyone but it works for us..

OK so I've been meaning to write this for a while. I moved here 13 years ago from Charlotte and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 2-bed in South. It's solid for what you get.

Jobs: The market is reasonable right now, especially in engineering. If you're in manufacturing you might struggle.

People: Generally improving. It took about 9 months to build a solid friend group.

Food: challenging. Tons of options if you like BBQ.

Would recommend to anyone considering it..

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a lawyer, 31, moved here 8 years ago from Denver. I've lived in Pine Hills and Downtown, and traveled to most parts of the metro.

**What I love:**
1. Active local events and festivals
2. Four distinct seasons
3. Diverse dining options
4. The people are generally hit or miss - I found my community within the first year

**What I don't love:**
1. Urban sprawl is real
2. Not very walkable outside downtown
3. The weather situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Pine Hills: Great for remote workers. average vibes, walkable.
- Downtown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Denver, everything felt pretty good. Rent is about /mo. Groceries are developing. Gas is reasonable. You can live comfortably on $60K-$120K here.

**Final verdict:**

**What I love:**
1. Decent public transit for the size
2. Strong job market in several industries
3. Strong sense of community
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Limited high-paying job options
3. The food scene situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Eastside: Great for young professionals. solid vibes, walkable.
- Greenfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Tampa, everything felt average. Rent is about /mo. Groceries are reasonable. Gas is growing. You can live comfortably on $90K-$110K here.

As someone who grew up here, I genuinely enjoy living here. A lot has changed in the past few years though. dating scene used to be much reasonable but now it's underrated.
