So, Poverty rate is 30.5%, which is higher than I expected. Median household income is $41,369, which feels on the lower side for the area. Traffic can be rough during rush hour, no sugarcoating that. Downtown has improved a lot in recent years. Thoughts?

I'm a lawyer who relocated here from San Francisco about 9 years ago. The main reasons were a job opportunity and my partner's job.
Pros I've experienced:
- Friendly community, easy to meet people
- Good healthcare facilities
- Lots of new development happening
Cons that are real:
- Limited public transit options
- Not very walkable outside downtown
Financially, we've found it decent compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are stable, gas is tough.
Socially, I wouldn't want to live anywhere else right now. Your mileage may vary depending on what you're looking for..

I've lived in Fairview for about 10 years now, so I can give you a pretty detailed perspective.
it's not perfect but it works for me. When I first moved here from Seattle, I was surprised by school system. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Cost of living is very reasonable
- Good internet infrastructure
- The safety scene is challenging
The downsides:
- Not very walkable outside downtown
- Property taxes are high
Overall I'd rate it 8/10 for retirees. Your mileage may vary depending on what you're looking for..
