OK so Median household income is $85,755, which feels pretty solid for the area. You can expect to pay around $1,481 for rent here. Rent is about $1,481/month for a decent place. With a population of 107K, Rio Rancho is a mid-size city. The suburbs are where most families end up. There's a real sense of community in certain neighborhoods. What are your go-to spots? Thanks in advance! Night life is decent if you know the right spots. The parks and outdoor areas are a huge plus. It's changing fast -some good, some not so much. Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services. Traffic can be rough during rush hour, no sugarcoating that. The suburbs are where most families end up. The parks and outdoor areas are a huge plus. There's a growing tech scene which is exciting. There's a growing tech scene which is exciting. Bought a house here in 2020 and I'm still on the fence after all this time. Property values have gone down slightly since then.

As someone who grew up here, I genuinely enjoy living here. A lot has changed in the past few years though. cost of living used to be much pricey but now it's solid.

Gonna give a different perspective here since most replies seem hit or miss.
I've been here 2 years and the quality of life is solid. The thing nobody mentions is pet-friendliness. It's competitive and it affects daily life more than you'd think.
That said, the school system is legit. And if you're into skiing, this place is improving.
Neighborhood matters A LOT here. The Eastside side vs the Sunset side are basically different cities. Make sure you visit both before deciding.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Fairview for 2 years. Moved from Dallas for school. Here's my honest, detailed take:
**Housing:**
The market right now is decent. We bought in 2020 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 3-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
education is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
it was the best decision I ever made. The outdoor scene is underrated - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Fairview schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited entertainment options. Far from beaches/mountains. And food scene can be frustrating.
**Bottom line:**
For young professionals, I'd say this is a 5/10. Happy to answer more specific questions.. Feel free to ask specific questions - happy to help.
