First time home buyer in Rio Rancho

Anyone else feel this way? I've been here for 11 years and The median home value here is around $273,300, which seems about average. Median household income is $85,755, which feels pretty solid for the area. With a population of 107K, Rio Rancho is a mid-size city. The city has invested a lot in new development. The suburbs are where most families end up. It's a very car-dependent city, for better or worse. It's not perfect, but the community is solid. Public transit needs a lot of work honestly.

The food scene here is decent. Tons of great Thai places. it's improved dramatically in recent years.

From a safety perspective, it really depends on the area. Some neighborhoods are excellent, others not so much. Do your research on specific streets.

OK so I've been meaning to write this for a while. I moved here 4 years ago from Austin and here's my honest breakdown:

Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 4-bed in The Heights. It's solid for what you get.

Jobs: The market is developing right now, especially in tech. If you're in education you might struggle.

People: Generally solid. It took about 17 months to build a solid friend group.

Food: better than expected. Tons of options if you like Asian.

Came here for retirement and stayed because I genuinely enjoy living here. The pet-friendliness is honestly excellent and I don't see that changing anytime soon.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Fairview for 9 years. Moved from Houston for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is solid. We bought in 2020 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 4-bed in a safe area. The market is competitive but not impossible.

**Employment:**
consulting is strong here. consulting is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
it exceeded my expectations. The outdoor scene is average - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Fairview schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Road conditions need improvement. And public transit can be frustrating.

**Bottom line:**
