Longtime lurker here, The median home value here is around $55,900, which is actually reasonable. There's a real sense of community in certain neighborhoods. The city has invested a lot in new development. Am I overthinking this? Downtown has improved a lot in recent years.

From a safety perspective, it really depends on the area. Some neighborhoods are improving, others not so much. Do your research on specific streets.

OK so I've been meaning to write this for a while. I moved here 15 years ago from Portland and here's my honest breakdown:
Housing: Lots of new construction which should help. We're paying /mo for a 2-bed in Lakewood. It's better than expected for what you get.
Jobs: The market is affordable right now, especially in hospitality. If you're in education you might struggle.
People: Generally improving. It took about 12 months to build a solid friend group.
Food: average. Tons of options if you like Vietnamese.
It's not for everyone but it works for us..

I've lived in North for about 7 years now, so I can give you a pretty detailed perspective.
it was the best decision I ever made. When I first moved here from San Diego, I was surprised by housing market. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Growing food and restaurant scene
- Nice parks and green spaces
- The traffic scene is decent
The downsides:
- Urban sprawl is real
- Road conditions need improvement
Overall I'd rate it 8/10 for families. Your mileage may vary depending on what you're looking for..
