First post here. I'm originally from Kansas City and With a population of 10,515, Riverdale is a small town. Crime rate is something to consider -Riverdale sits at 866.2 per 100K. Homes are going for about $104,800 on average. Public transit needs a lot of work honestly. It's a very car-dependent city, for better or worse. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 13 years. Moved from LA for weather. Here's my honest, detailed take:
**Housing:**
The market right now is tough. We bought in 2015 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.
**Employment:**
legal is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.
**Quality of Life:**
it's been a really good experience overall. The outdoor scene is improving - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Bugs and humidity in summer. And dating scene can be frustrating.
**Bottom line:**

I'm a writer who relocated here from Dallas about 5 years ago. The main reasons were work and family.
Pros I've experienced:
- Great outdoor activities nearby
- Four distinct seasons
- Good airport with direct flights
Cons that are real:
- Limited high-paying job options
- Not a lot of cultural diversity
Financially, we've found it underrated compared to where we came from. Lots of new construction which should help. Groceries are reasonable, gas is surprisingly good.
Socially, I love the pace of life here. Good luck with whatever you decide..
