Property taxes are high but you get good services. There's a real sense of community in certain neighborhoods.

Gonna give a different perspective here since most replies seem pretty good.

I've been here 5 years and it's exactly what I was looking for. The thing nobody mentions is housing market. It's affordable and it affects daily life more than you'd think.

That said, the walkability is legit. And if you're into kayaking, this place is hit or miss.

Neighborhood matters A LOT here. The Lakewood side vs the Downtown side are basically different cities. Make sure you visit both before deciding.

Give it a chance - it might surprise you..

Great question. I'll try to be comprehensive here.

I'm a marketing manager who relocated here from Salt Lake City about 12 years ago. The main reasons were work and my partner's job.

Pros I've experienced:
- Good healthcare facilities
- Decent public transit for the size
- Diverse dining options

Cons that are real:
- Traffic during rush hour is rough
- Chain restaurants dominate

Financially, we've found it hit or miss compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are competitive, gas is excellent.

Socially, I have mixed feelings honestly. Happy to answer more specific questions..

I've been in Sunset for 1 years. Moved from Atlanta for work. Here's my honest, detailed take:

**Housing:**
The market right now is better than expected. We bought in 2021 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
education is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
I love the pace of life here. The outdoor scene is excellent - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Sunset schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Limited high-paying job options. And dating scene can be frustrating.

**Bottom line:**

I've been living here for 7 years and I'd say it's not perfect but it works for me. The nightlife is better than expected compared to other places I've lived. Overall Feel free to reach out with questions..

Real talk - this place is not for everyone, and I think that's OK.

If you value pet-friendliness, you'll love it. The safety is genuinely improving and I've found I wouldn't want to live anywhere else right now. My neighborhood (Meadowbrook) is growing and I feel safe walking around at night.

But if you're coming from Denver, be prepared for the culture shock. traffic is completely different here. And Traffic during rush hour is rough.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
