Things Riverview needs to improve

Been living here since 2021. The unemployment rate is 3.4%, which is pretty low. Household incomes average around $95,442 in Riverview. The median home value here is around $341,200, which seems about average. Average temperature is around 74--F, so it's warm year-round. The parks and outdoor areas are a huge plus. Public transit needs a lot of work honestly. Anyone in a similar situation? It's not perfect, but the community is solid. The parks and outdoor areas are a huge plus. Public transit needs a lot of work honestly. Property taxes are high but you get good services. People here are genuinely friendly, not just surface-level. Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. Downtown has improved a lot in recent years. It's a very car-dependent city, for better or worse. It's changing fast -some good, some not so much. I'd say it's better for families than young singles.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Fairview for 12 years. Moved from Dallas for family. Here's my honest, detailed take:

**Housing:**
The market right now is excellent. We bought in 2019 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
tech is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are stable for the area.

**Quality of Life:**
it was the best decision I ever made. The outdoor scene is surprisingly good - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Fairview schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Chain restaurants dominate. And school system can be frustrating.

**Bottom line:**
For families, I'd say this is a 8/10. Definitely worth checking out.. Feel free to ask specific questions - happy to help.
