Most overrated things about Roanoke

Homes are going for about $454,500 on average. People here are genuinely friendly, not just surface-level. Honestly, I think it's a great place if you know where to look. Am I overthinking this? Thanks!

Bought a house here in 2016 and I wouldn't want to live anywhere else right now. Property values have gone up significantly since then.
