Random thought, I relocated for work and Median household income is $52,671, which feels on the lower side for the area. Poverty rate is 14.8%, which is around average. You can expect to pay around $964 for rent here. With a population of 98,677, Roanoke is a smaller city. It's changing fast -some good, some not so much. Honestly, I think it's a great place if you know where to look. What are your go-to spots? TIA! People here are genuinely friendly, not just surface-level. The city has invested a lot in new development. Property taxes are high but you get good services. The school system varies a lot by neighborhood. Cost of living is definitely rising, but still manageable. People here are genuinely friendly, not just surface-level. The weather takes some getting used to.

As someone who grew up here, it's exactly what I was looking for. A lot has changed in the past few years though. dating scene used to be much competitive but now it's better than expected.

Moved here from Phoenix about 15 years ago. I wouldn't want to live anywhere else right now. Still getting used to traffic but It's not for everyone but it works for us..

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a real estate agent, 55, moved here 13 years ago from San Francisco. I've lived in Uptown and North, and traveled to most parts of the metro.
**What I love:**
1. Great outdoor activities nearby
2. Good internet infrastructure
3. Good airport with direct flights
4. The people are generally decent - I found my community within the first year
**What I don't love:**
1. Can feel isolated
2. Far from beaches/mountains
3. The dating scene situation is reasonable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Uptown: Great for singles. better than expected vibes, walkable.
- North: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from San Francisco, everything felt better than expected. Rent is about /mo. Groceries are pricey. Gas is wild. You can live comfortably on $100K-$110K here.
**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Public transit is better than expected here. You'll probably need a car for most things. it exceeded my expectations.
