Is Rockport still affordable?

Rent is about $1,306/month for a decent place. Homes are going for about $288,600 on average. Poverty rate is 9.2%, which is pretty low. People here are genuinely friendly, not just surface-level. It's not perfect, but the community is solid. The weather takes some getting used to. It's a very car-dependent city, for better or worse. The parks and outdoor areas are a huge plus.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Riverside for 12 years. Moved from San Diego for weather. Here's my honest, detailed take:

**Housing:**
The market right now is excellent. We bought in 2015 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Lots of new construction which should help.

**Employment:**
engineering is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is pretty good - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Riverside schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Property taxes are high. And traffic can be frustrating.

**Bottom line:**

Bought a house here in 2016 and I love the pace of life here. Property values have gone up significantly since then.

Real talk - this place is not for everyone, and I think that's OK.

If you value cost of living, you'll love it. The public transit is genuinely decent and I've found it's improved dramatically in recent years. My neighborhood (Midtown) is stable and I feel safe walking around at night.

But if you're coming from Miami, be prepared for the culture shock. weather is completely different here. And Summers can be brutally hot.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
