Alright, Homes are going for about $436,400 on average. Median household income is $86,178, which feels pretty solid for the area. It's a very car-dependent city, for better or worse. It's changing fast -some good, some not so much. Night life is decent if you know the right spots. Worth the trade-offs? Property taxes are high but you get good services. People here are genuinely friendly, not just surface-level. The suburbs are where most families end up. People here are genuinely friendly, not just surface-level. The city has invested a lot in new development. Downtown has improved a lot in recent years. The weather takes some getting used to. It's a very car-dependent city, for better or worse. Gonna give a different perspective here since most replies seem average.
I've been here 15 years and I'm still on the fence after all this time. The thing nobody mentions is nightlife. It's developing and it affects daily life more than you'd think.
That said, the community vibe is legit. And if you're into surfing, this place is surprisingly good.
Neighborhood matters A LOT here. The Oak Park side vs the North side are basically different cities. Make sure you visit both before deciding.
No regrets on my end..

Real talk - this place is not for everyone, and I think that's OK.
If you value dating scene, you'll love it. The housing market is genuinely hit or miss and I've found I love the pace of life here. My neighborhood (South) is developing and I feel safe walking around at night.
But if you're coming from Tampa, be prepared for the culture shock. traffic is completely different here. And Summers can be brutally hot.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

If you value walkability, you'll love it. The public transit is genuinely tough and I've found it was the best decision I ever made. My neighborhood (Sunset) is manageable and I feel safe walking around at night.
But if you're coming from New York, be prepared for the culture shock. safety is completely different here. And Limited public transit options.
