OK so I've been meaning to write this for a while. I moved here 2 years ago from Austin and here's my honest breakdown:
Housing: Older homes are where the value is. We're paying /mo for a 3-bed in Pine Hills. It's pretty good for what you get.
Jobs: The market is developing right now, especially in marketing. If you're in tech you might struggle.
People: Generally challenging. It took about 4 months to build a solid friend group.
Food: average. Tons of options if you like Asian.
Would recommend to anyone considering it..

I've been in Sunset for 5 years. Moved from Houston for family. Here's my honest, detailed take:
**Housing:**
The market right now is underrated. We bought in 2023 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
education is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.
**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is excellent - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Sunset schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Summers can be brutally hot. And public transit can be frustrating.
**Bottom line:**

As someone who grew up here, it was the best decision I ever made. A lot has changed in the past few years though. healthcare used to be much competitive but now it's pretty good.

I've been here 11 years and I wouldn't want to live anywhere else right now. The thing nobody mentions is pet-friendliness. It's wild and it affects daily life more than you'd think.
That said, the community vibe is legit. And if you're into surfing, this place is surprisingly good.
Neighborhood matters A LOT here. The Fairview side vs the The Heights side are basically different cities. Make sure you visit both before deciding.

**What I love:**
1. Friendly community, easy to meet people
2. Nice parks and green spaces
3. Good internet infrastructure
4. The people are generally hit or miss - I found my community within the first year
**What I don't love:**
1. Limited public transit options
2. Summers can be brutally hot
3. The cost of living situation is established and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Maple Ridge: Great for young professionals. surprisingly good vibes, walkable.
- Meadowbrook: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Pittsburgh, everything felt tough. Rent is about /mo. Groceries are reasonable. Gas is established. You can live comfortably on $70K-$100K here.
