Median household income is $200,833, which feels pretty solid for the area. Poverty rate is 2.9%, which is pretty low. It's not perfect, but the community is solid. There's a growing tech scene which is exciting. Property taxes are high but you get good services. What are your go-to spots? Cost of living is definitely rising, but still manageable. The school system varies a lot by neighborhood. People here are genuinely friendly, not just surface-level.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a accountant, 36, moved here 7 years ago from San Francisco. I've lived in Highland and Maple Ridge, and traveled to most parts of the metro.
**What I love:**
1. Good schools in most areas
2. Nice parks and green spaces
3. Decent public transit for the size
4. The people are generally improving - I found my community within the first year
**What I don't love:**
1. Limited shopping options
2. Far from beaches/mountains
3. The walkability situation is established and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Highland: Great for retirees. hit or miss vibes, walkable.
- Maple Ridge: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from San Francisco, everything felt hit or miss. Rent is about /mo. Groceries are competitive. Gas is wild. You can live comfortably on $100K-$150K here.
**Final verdict:**

Public transit is excellent here. You'll probably need a car for most things. I wouldn't want to live anywhere else right now.

I'm a HR manager who relocated here from Tampa about 3 years ago. The main reasons were retirement and a fresh start.
Pros I've experienced:
- Cost of living is very reasonable
- Good schools in most areas
- Affordable housing options
Cons that are real:
- Rising rent and home prices
- Urban sprawl is real
Financially, we've found it solid compared to where we came from. If you look outside the main areas you can find deals. Groceries are manageable, gas is challenging.
