Rent vs buy in Round Lake Beach -what makes sense?

Hi all, My family moved here when I was a kid. Household incomes average around $86,632 in Round Lake Beach. Rent is about $1,382/month for a decent place. Public transit needs a lot of work honestly. It's changing fast -some good, some not so much. What are your go-to spots? Honestly, I think it's a great place if you know where to look.

Moved here from Tampa about 10 years ago. I wouldn't want to live anywhere else right now. Still getting used to cultural scene but Hope this helps!.
