Pros and cons of Rowlett after 7 years

I'm a teacher here and It's a a smaller city city with about 64,139 people. Rent is about $1,964/month for a decent place. Homes are going for about $342,400 on average. The school system varies a lot by neighborhood. Downtown has improved a lot in recent years. There's a growing tech scene which is exciting. The weather takes some getting used to.

Pros:

- Growing food scene
- Low taxes
- Lots of new development
- Good healthcare facilities

Cons:
- Hot summers
- Rising rent prices
- Limited nightlife
- Limited cultural events
- Not enough green space

Real talk - this place is not for everyone, and I think that's OK.

If you value nightlife, you'll love it. The traffic is genuinely solid and I've found it was the best decision I ever made. My neighborhood (Riverside) is stable and I feel safe walking around at night.

But if you're coming from Pittsburgh, be prepared for the culture shock. traffic is completely different here. And Limited public transit options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a writer, 55, moved here 11 years ago from New York. I've lived in Eastside and Downtown, and traveled to most parts of the metro.

**What I love:**
1. Low crime in most neighborhoods
2. Active local events and festivals
3. Strong sense of community
4. The people are generally improving - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Nightlife is limited
3. The housing market situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Eastside: Great for retirees. decent vibes, walkable.
- Downtown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from New York, everything felt challenging. Rent is about /mo. Groceries are competitive. Gas is wild. You can live comfortably on $40K-$140K here.

Came here for retirement and stayed because it's not perfect but it works for me. The outdoor recreation is honestly surprisingly good and I don't see that changing anytime soon.
