Planning a move to Royse City -neighborhoods?

Hey, Been living here since 2022. You can expect to pay around $2,108 for rent here. It's a a small town city with about 17,357 people. Rent is about $2,108/month for a decent place. It's not perfect, but the community is solid. Traffic can be rough during rush hour, no sugarcoating that. Is this normal for Royse City? Property taxes are high but you get good services. I'd say it's better for families than young singles. People here are genuinely friendly, not just surface-level. It's changing fast -some good, some not so much. The weather takes some getting used to. The food scene here is surprisingly good. Cost of living is definitely rising, but still manageable. The parks and outdoor areas are a huge plus.
