Hey, Average temperature is around 51--F, so expect cold winters. Rent is about $3,501/month for a decent place. Traffic can be rough during rush hour, no sugarcoating that. Honestly, I think it's a great place if you know where to look. Downtown has improved a lot in recent years. Traffic can be rough during rush hour, no sugarcoating that. Public transit needs a lot of work honestly. The weather takes some getting used to. The school system varies a lot by neighborhood. People here are genuinely friendly, not just surface-level. Night life is decent if you know the right spots. It's a very car-dependent city, for better or worse.

Great question. I'll try to be comprehensive here.
I'm a marketing manager who relocated here from Seattle about 6 years ago. The main reasons were my partner's job and a fresh start.
Pros I've experienced:
- Lots of new development happening
- Active local events and festivals
- Diverse dining options
Cons that are real:
- Limited high-paying job options
- Dating scene is rough
Financially, we've found it solid compared to where we came from. The market is competitive but not impossible. Groceries are established, gas is better than expected.
Socially, I love the pace of life here. Definitely worth checking out..

We moved here with our family and it's exactly what I was looking for. Schools in Eastside area are underrated. Kids love it here.

I've lived in Pine Hills for about 13 years now, so I can give you a pretty detailed perspective.
it's improved dramatically in recent years. When I first moved here from Portland, I was surprised by job market. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Growing food and restaurant scene
- Decent public transit for the size
- The cost of living scene is better than expected
The downsides:
- Urban sprawl is real
- Can feel isolated
Overall I'd rate it 5/10 for families. Would recommend to anyone considering it..

If you're remote, this place is great for cost of living. I wouldn't want to live anywhere else right now. Internet is better than expected in most areas.

I'd say the biggest thing people don't talk about is community vibe. it's exactly what I was looking for. Worth doing your research before committing.

The food scene here is challenging. Tons of great farm-to-table places. the quality of life is solid.

As someone who grew up here, I'm still on the fence after all this time. A lot has changed in the past few years though. school system used to be much wild but now it's surprisingly good.

Real talk - this place is not for everyone, and I think that's OK.
If you value cost of living, you'll love it. The community vibe is genuinely improving and I've found it exceeded my expectations. My neighborhood (Lakewood) is developing and I feel safe walking around at night.
But if you're coming from New York, be prepared for the culture shock. safety is completely different here. And Winters are long and cold.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
