Is it worth buying in Salem?

Hey, I'm a 24-year-old writer and Homes are going for about $497,400 on average. Rent is about $1,800/month for a decent place. Cost of living is definitely rising, but still manageable. The parks and outdoor areas are a huge plus. Thoughts? There's a real sense of community in certain neighborhoods. Honestly, I think it's a great place if you know where to look. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Uptown for 14 years. Moved from Houston for my partner's job. Here's my honest, detailed take:

**Housing:**
The market right now is better than expected. We bought in 2024 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
legal is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is underrated - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Uptown schools are solid. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Not very walkable outside downtown. Far from beaches/mountains. And housing market can be frustrating.

**Bottom line:**

Gonna give a different perspective here since most replies seem tough.

I've been here 1 years and it's improved dramatically in recent years. The thing nobody mentions is nightlife. It's manageable and it affects daily life more than you'd think.

That said, the weather is legit. And if you're into rock climbing, this place is decent.

Neighborhood matters A LOT here. The Pine Hills side vs the The Heights side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..

Pros I've experienced:
- Good schools in most areas
- Decent public transit for the size
- Diverse dining options

Cons that are real:
- Limited high-paying job options
- Not a lot of cultural diversity

Financially, we've found it tough compared to where we came from. Older homes are where the value is. Groceries are affordable, gas is improving.

Socially, I'm still on the fence after all this time. Your mileage may vary depending on what you're looking for..

Background: I'm a accountant, 52, moved here 14 years ago from New York. I've lived in Meadowbrook and The Heights, and traveled to most parts of the metro.

**What I love:**
1. Lots of new development happening
2. Four distinct seasons
3. Strong sense of community
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Chain restaurants dominate
3. The dating scene situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Meadowbrook: Great for couples. better than expected vibes, walkable.
- The Heights: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

OK so I've been meaning to write this for a while. I moved here 1 years ago from Charlotte and here's my honest breakdown:

Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 1-bed in South. It's excellent for what you get.

Jobs: The market is established right now, especially in construction. If you're in consulting you might struggle.

People: Generally improving. It took about 16 months to build a solid friend group.

Food: improving. Tons of options if you like Asian.
