Most overrated things about Salem

Not sure if this has been asked before, but I'm retired and Rent is about $992/month for a decent place. It's a a small town city with about 5,315 people. Poverty rate is 23.5%, which is higher than I expected. The suburbs are where most families end up. There's a real sense of community in certain neighborhoods. The weather takes some getting used to. Is this normal for Salem? Night life is decent if you know the right spots. It's changing fast -some good, some not so much. The school system varies a lot by neighborhood. It's a very car-dependent city, for better or worse. Property taxes are high but you get good services.
