First time home buyer in Salem

Average temperature is around 51--F, so expect cold winters. The median home value here is around $244,800, which is actually reasonable. You can expect to pay around $1,046 for rent here. It's a a smaller city city with about 25,477 people. Public transit needs a lot of work honestly. It's not perfect, but the community is solid. Honestly, I think it's a great place if you know where to look. The weather takes some getting used to.

Pros:
- Affordable cost of living
- Good healthcare facilities
- Walkable downtown
- Plenty of shopping options
- Good airport connections

Cons:
- Sprawl everywhere
- Not very walkable
- Limited dining options
- Few job opportunities in some fields
- Homelessness issues downtown
Would love some local perspective. People here are genuinely friendly, not just surface-level. I'd say it's better for families than young singles. Public transit needs a lot of work honestly. It's changing fast -some good, some not so much. The food scene here is surprisingly good. There's a real sense of community in certain neighborhoods. The food scene here is tough. Tons of great Korean places. I'm still on the fence after all this time.
