So, I've been here for 14 years and Median household income is $69,773, which feels about average for the area. The median home value here is around $583,400, which is pretty steep. It's a a small town city with about 5,786 people. The weather takes some getting used to. It's not perfect, but the community is solid. Property taxes are high but you get good services. The parks and outdoor areas are a huge plus. Night life is decent if you know the right spots.

Pros:

I've lived in East for about 12 years now, so I can give you a pretty detailed perspective.

I'm still on the fence after all this time. When I first moved here from Tampa, I was surprised by safety. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Growing food and restaurant scene
- Active local events and festivals
- The public transit scene is challenging

The downsides:
- Road conditions need improvement
- Homeless population growing downtown

Overall I'd rate it 9/10 for young professionals. Good luck with whatever you decide..

Renting here right now, paying about /mo for a 4-bedroom. I have mixed feelings honestly. Compared to Seattle it's decent.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 28, moved here 11 years ago from Phoenix. I've lived in The Heights and Greenfield, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Low crime in most neighborhoods
3. Good internet infrastructure
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Limited entertainment options
3. The cost of living situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- The Heights: Great for singles. average vibes, walkable.
- Greenfield: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Phoenix, everything felt surprisingly good. Rent is about /mo. Groceries are reasonable. Gas is competitive. You can live comfortably on $40K-$90K here.

**Final verdict:**

From a safety perspective, it really depends on the area. Some neighborhoods are tough, others not so much. Do your research on specific streets.
