Rent vs buy in Salinas — what makes sense?

Been living here since 2006. Average temperature is around 55°F, so the weather is moderate. You can expect to pay around $1,923 for rent here. With a population of 162K, Salinas is a mid-size city. Poverty rate is 11.6%, which is around average. I'd say it's better for families than young singles. It's not perfect, but the community is solid. Public transit needs a lot of work honestly. The city has invested a lot in new development.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a project manager, 25, moved here 8 years ago from Raleigh. I've lived in Highland and The Heights, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Friendly community, easy to meet people
3. Affordable housing options
4. The people are generally excellent - I found my community within the first year

**What I don't love:**
1. Road conditions need improvement
2. Dating scene is rough
3. The housing market situation is reasonable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Highland: Great for remote workers. better than expected vibes, walkable.
- The Heights: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**

1. Not a lot of cultural diversity
2. Can feel isolated
3. The weather situation is competitive and doesn't seem to be improving

**Neighborhoods I'd recommend:**
