Is San Anselmo still affordable?

Alright, I'm a 26-year-old police officer and The unemployment rate is 3.8%, which is pretty low. Household incomes average around $170,457 in San Anselmo. Crime rate is something to consider -San Anselmo sits at 161.6 per 100K. Rent is about $2,750/month for a decent place. Cost of living is definitely rising, but still manageable. The city has invested a lot in new development. Has anyone dealt with this? The suburbs are where most families end up. Property taxes are high but you get good services. There's a real sense of community in certain neighborhoods. Honestly, I think it's a great place if you know where to look.

Public transit is improving here. You'll probably need a car for most things. it's exactly what I was looking for.

Great question. I'll try to be comprehensive here.

I'm a chef who relocated here from Portland about 10 years ago. The main reasons were quality of life and retirement.

Pros I've experienced:
- Friendly community, easy to meet people
- Good healthcare facilities
- Strong sense of community

Cons that are real:
- Limited shopping options
- Bugs and humidity in summer

Financially, we've found it underrated compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are wild, gas is underrated.

Socially, I'm still on the fence after all this time. Happy to answer more specific questions..
