Starting a business in San Benito?

Hey folks, I'm a nurse at the local hospital and Poverty rate is 23.9%, which is higher than I expected. The weather takes some getting used to. It's changing fast -some good, some not so much. What neighborhoods would you suggest?

Used to live on the Riverside side, now on the Greenfield side. Completely different vibe. I'm still on the fence after all this time.

Public transit is hit or miss here. You'll probably need a car for most things. it exceeded my expectations.
