Rent vs buy in San Bruno -what makes sense?

Longtime lurker here, I work in insurance and It's a a smaller city city with about 42,612 people. Median household income is $135,976, which feels pretty solid for the area. It's a very car-dependent city, for better or worse. Am I wrong here? There's a growing tech scene which is exciting.

OK so I've been meaning to write this for a while. I moved here 9 years ago from Denver and here's my honest breakdown:

Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 4-bed in Sunset. It's excellent for what you get.

Jobs: The market is developing right now, especially in hospitality. If you're in construction you might struggle.

People: Generally surprisingly good. It took about 11 months to build a solid friend group.

Food: challenging. Tons of options if you like Mediterranean.

Definitely worth checking out..
