Best neighborhoods to rent in San Buenaventura (Ventura)?

Anyone else feel this way? I'm single, late 50s, and Homes are going for about $778,700 on average. The unemployment rate is 3.2%, which is pretty low. Poverty rate is 6.4%, which is pretty low. It's a a mid-size city city with about 110K people. It's a very car-dependent city, for better or worse. Honestly, I think it's a great place if you know where to look. Does this match your experience? Cheers. It's not perfect, but the community is solid. I'd say it's better for families than young singles. Cost of living is definitely rising, but still manageable.
