Is public transit usable in San Buenaventura (Ventura)?
So, Just moved here 10 months ago and Homes are going for about $778,700 on average. Average temperature is around 59--F, so the weather is moderate. It's a a mid-size city city with about 110K people. The weather takes some getting used to. It's not perfect, but the community is solid. There's a growing tech scene which is exciting. From a safety perspective, it really depends on the area. Some neighborhoods are challenging, others not so much. Do your research on specific streets.

I've been in Old Town for 11 years. Moved from Nashville for school. Here's my honest, detailed take:
**Housing:**
The market right now is average. We bought in 2020 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Lots of new construction which should help.
**Employment:**
engineering is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.
**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is better than expected - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Old Town schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Road conditions need improvement. And safety can be frustrating.
**Bottom line:**

I'm a pharmacist who relocated here from Tampa about 7 years ago. The main reasons were a fresh start and family.
Pros I've experienced:
- Good healthcare facilities
- Affordable housing options
- Strong sense of community
Cons that are real:
- Traffic during rush hour is rough
- Summers can be brutally hot
Financially, we've found it hit or miss compared to where we came from. The market is competitive but not impossible. Groceries are competitive, gas is hit or miss.
Socially, it's been a really good experience overall. Good luck with whatever you decide..

Real talk - this place is not for everyone, and I think that's OK.
If you value public transit, you'll love it. The cost of living is genuinely tough and I've found I wouldn't want to live anywhere else right now. My neighborhood (West) is reasonable and I feel safe walking around at night.
But if you're coming from Atlanta, be prepared for the culture shock. cost of living is completely different here. And Not a lot of cultural diversity.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
