Curious what people think. Average temperature is around 59--F, so the weather is moderate. People here are genuinely friendly, not just surface-level. Is this normal for San Buenaventura (Ventura)? I've been in Fairview for 12 years. Moved from Seattle for retirement. Here's my honest, detailed take:
**Housing:**
The market right now is improving. We bought in 2016 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.
**Employment:**
healthcare is strong here. legal is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is surprisingly good - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Fairview schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Limited shopping options. And pet-friendliness can be frustrating.
**Bottom line:**

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a marketing manager, 39, moved here 7 years ago from San Diego. I've lived in Uptown and Greenfield, and traveled to most parts of the metro.
**What I love:**
1. Low crime in most neighborhoods
2. Strong job market in several industries
3. Lots of family-friendly activities
4. The people are generally better than expected - I found my community within the first year
**What I don't love:**
1. Road conditions need improvement
2. Limited shopping options
3. The dating scene situation is growing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Uptown: Great for couples. excellent vibes, walkable.
- Greenfield: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from San Diego, everything felt challenging. Rent is about /mo. Groceries are growing. Gas is reasonable. You can live comfortably on $100K-$90K here.

Real talk - this place is not for everyone, and I think that's OK.
If you value food scene, you'll love it. The community vibe is genuinely surprisingly good and I've found the quality of life is solid. My neighborhood (Springfield) is competitive and I feel safe walking around at night.
But if you're coming from Portland, be prepared for the culture shock. cost of living is completely different here. And Nightlife is limited.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Gonna give a different perspective here since most replies seem hit or miss.
I've been here 14 years and I'm still on the fence after all this time. The thing nobody mentions is housing market. It's developing and it affects daily life more than you'd think.
That said, the pet-friendliness is legit. And if you're into biking, this place is improving.
Neighborhood matters A LOT here. The West side vs the Downtown side are basically different cities. Make sure you visit both before deciding.

I'm a nurse who relocated here from Chicago about 4 years ago. The main reasons were retirement and school.
Pros I've experienced:
- Low crime in most neighborhoods
- Strong job market in several industries
- Strong sense of community
Cons that are real:
- Limited entertainment options
- Far from beaches/mountains
Financially, we've found it better than expected compared to where we came from. Older homes are where the value is. Groceries are wild, gas is improving.
