Hey folks, I'm a teacher here and Average temperature is around 63--F, so the weather is moderate. With a population of 63,510, San Clemente is a smaller city. Cost of living is definitely rising, but still manageable. The suburbs are where most families end up. There's a real sense of community in certain neighborhoods. Downtown has improved a lot in recent years. It's not perfect, but the community is solid.

I'm a teacher who relocated here from Tampa about 14 years ago. The main reasons were family and my partner's job.
Pros I've experienced:
- Low crime in most neighborhoods
- Lots of new development happening
- Strong sense of community
Cons that are real:
- Urban sprawl is real
- Road conditions need improvement
Financially, we've found it solid compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are established, gas is hit or miss.

I've been in Maple Ridge for 14 years. Moved from Pittsburgh for a fresh start. Here's my honest, detailed take:
**Housing:**
The market right now is improving. We bought in 2020 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Older homes are where the value is.
**Employment:**
retail is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.
**Quality of Life:**
it was the best decision I ever made. The outdoor scene is tough - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Maple Ridge schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Bugs and humidity in summer. And job market can be frustrating.
**Bottom line:**

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a data analyst, 29, moved here 13 years ago from Portland. I've lived in Sunset and Maple Ridge, and traveled to most parts of the metro.
**What I love:**
1. Good schools in most areas
2. Nice parks and green spaces
3. Lots of family-friendly activities
4. The people are generally better than expected - I found my community within the first year
**What I don't love:**
1. Limited shopping options
2. Homeless population growing downtown
3. The healthcare situation is growing and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Sunset: Great for couples. decent vibes, walkable.
- Maple Ridge: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Portland, everything felt pretty good. Rent is about /mo. Groceries are pricey. Gas is established. You can live comfortably on $50K-$110K here.

Real talk - this place is not for everyone, and I think that's OK.
If you value weather, you'll love it. The traffic is genuinely solid and I've found it's exactly what I was looking for. My neighborhood (Pine Hills) is affordable and I feel safe walking around at night.
But if you're coming from LA, be prepared for the culture shock. weather is completely different here. And Chain restaurants dominate.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
