Moving from Pittsburgh to San Clemente next month

Hey folks, I'm single, late 20s, and Homes are going for about $1,220,500 on average. Average temperature is around 63--F, so the weather is moderate. Poverty rate is 2.9%, which is pretty low. The city has invested a lot in new development. It's not perfect, but the community is solid. The weather takes some getting used to. It's a very car-dependent city, for better or worse. Am I overthinking this? The suburbs are where most families end up. The school system varies a lot by neighborhood. It's not perfect, but the community is solid. It's changing fast -some good, some not so much. Property taxes are high but you get good services. It's a very car-dependent city, for better or worse. There's a growing tech scene which is exciting. The school system varies a lot by neighborhood. Cost of living is definitely rising, but still manageable. Public transit needs a lot of work honestly. Night life is decent if you know the right spots. Honestly, I think it's a great place if you know where to look. Night life is decent if you know the right spots. My experience has been mostly positive. I genuinely enjoy living here. The only thing I'd watch out for is community vibe. Other than that, Happy to answer more specific questions..

Great question. I'll try to be comprehensive here.

I'm a real estate agent who relocated here from Raleigh about 14 years ago. The main reasons were my partner's job and family.

Pros I've experienced:
- Nice parks and green spaces
- Good healthcare facilities
- Close to major attractions

Cons that are real:
- Summers can be brutally hot
- Chain restaurants dominate

Financially, we've found it underrated compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are manageable, gas is decent.

Socially, it's not perfect but it works for me. Happy to answer more specific questions..
